Growing dental practice looks to move to new site in Salisbury

A GUEST house in Salisbury could be converted into a private dentist practice to help a business expand.

A change in use application has been submitted for Victoria Lodge on 61 Castle Road in Salisbury to turn it from a guest house to a dentist building.

Up to six treatment rooms have been proposed, including an office, reception and patient consultation rooms.

The external and internal layout of the building would largely stay the same as the applicant said the proposed dental practice can operate largely within the existing format of the property.

The dentists would be operated by Bond Dental Practice and offer specialist treatments including prosthodontics, endodontics, periodontics and oral surgery.

If approved, Bond Dental Practice would move from its current location at 37 Castle Street.

They say the move is needed as increased demand has seen their current site reach capacity and is limiting the ability to increase the supply of services.

Victoria Lodge has been on the market for more than 12 months now as the current owners and operators plan to retire.

The applicant said there has been “very little” interest in buying the property to continue the guest house business.

The plans said: “The proposed change of use would see the business replaced by a dental practice.

“This would enable the existing business, based in smaller premises on Castle Street, to grow and serve more patients.

“It would help sustain existing jobs, including ten clinicians, four dental nurses and support staff, and allow the practice to employ more staff to keep up with its growing patient base.”

Proposed opening hours are from 8am to 8pm Monday to Saturday.

The plans said: “whilst there would be a loss of (dated) guest house accommodation, this is justified by the marketing evidence, which clearly indicates a lack of market interest in this particular property and gives explanation for why this is likely to be.”

It added: “The proposed change of use would enable another local business to grow and expand its medical care in the city, providing significant public benefit.”
